ESTIMATOR
The ideal candidate will be responsible for appropriately evaluating the cost of a project and evaluating the cost to take on that project. The candidate will be familiar with our competitive advantages as an organization and will be able to communicate those to our benefit throughout the bidding process.
Responsibilities
Budget:
Takeoffs: performs or obtains preliminary takeoffs – check the accuracy of takeoffs obtained from others is your responsibility
Bid Packages: reviews information contained in contract documents, provides detailed descriptions, current construction documents location referenced, logical separation of bid packages for budgeting and owner presentations
LIB Creation & Review: using take-offs, put together the Preliminary Line Item Budget and reviews with the Head of Construction to present to the Client after Design Development (DD’s) Plans are approved
Construction Budget Creation & Review: using proposals obtained from subcontractors, put together the Construction Budget and review it with the Head of Construction to present to the Client after the Construction Documents (CD’s) Plans are approved
Change Orders: Assist PM’s in obtaining proposals for Change Orders and/or performing take-offs to calculate Change Order Budgets for preliminary approval.
Preliminary Subcontractor Coordination: Coordinate with PM for preliminary bid approval for smooth handoff of the project to the PM to begin construction
Schedule:
Logic: creates a preliminary schedule with feasible predecessors, and appropriate durations, links schedule items with To-do’s for order dates
Review: review preliminary schedule with PM and Superintendent after DD’s are approved and while LIB is being put together
Administration:
3-week Estimate Schedule: maintain estimating schedule and record weekly performance against estimating milestones
Permitting: Assists architecture with permit submittals, including filling out SWPPP documentation, and providing any info needed from subcontractors
RFI: writes RFI’s with appropriate references, due dates, attachments, and suggestions
Submittals: requests as needed, reviews for accuracy, submits to an appropriate team member for review, and responds/approves promptly
Project files: maintains project documents and files per company standards
Qualifications
Bachelor's degree in Construction Management (not required, but preferred)
Familiarity with blueprints and ability to read plans
Minimum of 3 years of construction estimating
proficient in Excel
